Don't forget to Connect/Disconnect your Utilities!


 

Home Buyers - It's almost time to close on your new home.  Don't forget to call the electric company to set up a new account or transfer your service.  You don't want to sign the papers on a Friday and not have electricity for your weekend move.  We recommend you schedule the connection for the day of the closing.  If there is a delay in the closing, you should know a day or two ahead of time so that you can reschedule the connection.   Also, if the home or condo is heated by natural gas, we recommend you call for a connection for the day of the move, especially during the winter months.  The seller will schedule their gas to be turned off the day of the closing and you wouldn't want to be without heat after closing and take the chance for frozen pipes.  If the home is heated by oil or propane, you will check the tank during your walk through because the seller may charge you for the remainder of the oil at the closing.  If it is near empty, you should schedule a delivery immediately so you don't run out.

Home Sellers - Don't forget to schedule your utilities to be disconnected after closing.  You will need to leave them on long enough for the buyer to do their final walk-through.  So we would recommend you schedule the shut at the end of the closing date.  If the utilities are not on at walk-through, your closing could be held up until the utilities are reconnected.  If you have oil heat, you should contact your oil company to have them do a reading of the oil in the tank and have the reading sent to your attorney if you are charging the buyer for the remainder of oil in the tank.  In most towns, the attorney's office takes care a water reading and disconnection.  You may be asked to provide the water company access into your home to do a final water reading just prior to closing.
